515 Ocean Avenue, Brooklyn
Originally built in 1926, 515 Ocean Avenue is located on the corner of Ocean Avenue and Church Street in the Flatbush neighborhood in Brooklyn. M&R completely demoed and skinned the entire building in 2005, adding new elevators and stairs for egress. Since the mixed-use building was first occupied by Chase Bank (one of the few banks that started in NY), there some significant challenges to overcome including the 3-month removal process of three concrete vaults that had to be plasma cut from the building.
Through an entire gut renovation, M&R managed retail repositioning space and retail redevelopment of the 4 story corner commercial building. They have now been called back to focus on redevelopment to buildout 25-units in the architecturally-distinct building. Due to the unique history of this project, logistics planning and scheduling have both been key factors in its success.
